Frequently asked questions
How much does it cost to buy a house in Italy on top of the price?
Mostly taxes and, if you borrow, mortgage costs. For a first home bought from a private seller for €200,000, with a cadastral income of €900, a 3% agency fee and a €150,000 mortgage, taxes come to about €2,200, the agency fee with VAT to €7,320 and the mortgage substitute tax to €375, plus notary, arrangement and valuation fees.
Why doesn't the calculator estimate the notary's fee?
Because there is no public tariff: fees vary from one notary to another and with the deed. Enter the amount from the quote, VAT included: it is the only reliable figure.
Do both buyer and seller pay the estate agent in Italy?
Usually yes: in Italy the agency fee is normally charged to both parties, each at the percentage agreed in writing. The fee is subject to 22% VAT, which the breakdown adds on a separate line.
What is the mortgage substitute tax?
A tax on mortgages longer than 18 months: 0.25% of the amount if the home qualifies as a first home, 2% otherwise. The bank usually deducts it when paying out the loan.
