1. Who provides the tools
The tools in the Tools section of mybrokerage.ai (calculators and downloadable reports) are provided free of charge by MYB Italy S.r.l., Viale Castello della Magliana 38, 00148 Rome, Italy, VAT no. 18672511005 (“MyBrokerage AI”). No registration is needed. By using them you accept these terms.
2. What the results are
The results are indicative estimates, calculated automatically from the data you enter, from the criteria and rules stated in each tool as of the update date shown, and from public sources.
They are not technical, tax, notarial or legal advice, they are not a survey or a valuation of the property, and they have not been checked by a notary, an accountant or a qualified surveyor. The tools do not take into account circumstances they do not ask about, and they do not check the requirements you declare (for example those for first-home relief).
3. What we ask of you
- to enter correct data and to check the results before using them;
- to have amounts and measurements checked by the professional handling the transaction (notary, accountant, surveyor) before making decisions, signing deeds or making declarations;
- not to use the tools in an automated or bulk way and not to copy how they work.
Decisions made on the basis of the results remain your responsibility.
4. Reports with an agency's branding
Agents and agencies can download the results as a PDF with their own name and logo to hand to clients. In that case the agency:
- is solely responsible, towards its clients, for the report it hands over and for how it uses it;
- declares that it has the right to use the name and logo entered;
- does not remove or change the note stating that the report is an estimate, and does not present it as a survey, valuation or certified document.
5. Liability
We look after the tools carefully and update their criteria when the rules change, but we do not guarantee that the results are complete, accurate or suited to your case, nor that the tools are always available or error-free. We may change, suspend or withdraw them at any time.
To the extent permitted by law, MyBrokerage AI is not liable for damages arising from the use of the results or from being unable to use the tools. This limitation does not apply in cases of wilful misconduct or gross negligence and does not reduce the rights that the law grants to consumers.
6. Third-party sources
Some tools use public data, for example from the Agenzia delle Entrate, cited with their source. MyBrokerage AI is not affiliated with the bodies that publish them and is not responsible for their accuracy or updating.
7. Personal data
The calculators run in your browser: the values you enter and your logo are not sent to our servers. The details you give us to download a report (name, agency, email, phone) are processed as described in the privacy policy. Consent to marketing communications is optional and is not needed to download the report.
8. Intellectual property
The texts, graphics and code of the tools belong to MyBrokerage AI. You may freely use and hand over the reports you generate; you may not reproduce the tools or embed them in other websites or services without written permission.
9. Changes
We may update these terms; the version in force is the one published on this page, with its date. Changes apply to use after publication.
10. Governing law and jurisdiction
These terms are governed by Italian law. The court of Rome has jurisdiction over disputes, unless you are a consumer: in that case the court of the place where you live has jurisdiction.
